Buying property in Turkey: start with your purpose and budget

Start a property search with two decisions: what you want the home to do and how much you can commit in total. Location, layout and suitable offers become easier to compare once those questions are clear.

Four common reasons to buy

A home for regular or permanent use

Prioritise daily comfort: room arrangement, access, noise, daylight and the services your household needs. If moving to Turkey requires residence permission, check the appropriate ground and exact address before a deposit. A comfortable apartment and an approved permit are separate decisions.

A place for holidays and seasonal stays

Consider arrival arrangements, maintenance while you are away and the cost of facilities you use only occasionally. Decide whether the property must also work for longer winter visits.

Rental income

Identify the intended tenant and rental format. Verify whether the proposed use is permitted and who will manage bookings, cleaning, maintenance and compliance. Compare net income after costs and vacant periods, not only a quoted monthly rent.

Investment and a later sale

Set a realistic holding period and identify the likely next buyer. For construction purchases, review the developer, contract, payment schedule and completion obligations. Price growth is an expectation to examine, not an outcome to promise.

Build one complete budget

• Property price and transaction costs.
• Legal, translation and other required professional services.
• Furniture, appliances or work needed before use.
• Regular ownership costs and a reserve for unexpected work.
• Any separate relocation or residence-application expenses.

Do not treat a payment plan as extra money. Check the total price, currency exposure and dates at which each instalment must be funded.

Choose acceptable trade-offs

A buyer may accept older furniture to gain a better layout or a longer walk to the beach to keep running costs manageable. What matters is making that choice deliberately. Avoid trading away essential documents or an affordable maintenance budget for an attractive presentation.
