Therefore, we will register your property with the tax service, get a license for renting it, find tenants, register them with the police, meet them at the airport, move into an apartment, pay utility bills, do cleaning and pay you income from renting your apartment or villa.
Now in Turkey they are actively buying real estate for the purpose of passive earnings in euros. Because holidays outside of all-inclusive hotels are gaining more and more popularity among foreign tourists. And the average annual rental income can be 8-10% per annum in euros! We also help to rent apartments and villas to our buyers and provide them with a stable passive income in euros!
After the purchase of real estate and registration of its ownership, our company's specialists help clients with the arrangement and equipment of the apartment with everything necessary for renting, so that guests feel cozy and comfortable.
After that, we conclude a management agreement with the owner, where we prescribe all the conditions, the responsibility of the parties and the rental prices.
Next, we get a license-permission to rent out your specific real estate, put it on the tax register and get access to register tenants in your apartment. Since illegal renting is strictly prohibited by law and in cases of verification by the authorities, the owner will be fined up to 15,000 liras or even deported, and guests will be evicted and fined up to 7000 liras. And also everyone except the property owners and their relatives must be registered with the police within 12 hours from the day of arrival at the apartment, villa or hotel!
For services in renting out your property, searching for tenants, advertising, meeting and settling guests, paying utilities, organizing cleaning and laundry after the departure of guests, as well as registering tenant guests in the police system, we charge 20% of the total rental price for each individual fact of delivery.
In addition, owners and real estate agencies who rent an apartment are required to pay VAT, which is 18%. At Maxhome Invest, we share this tax with the owners in the proportion of 8% apartment owner and 10% real estate agency.
Rental income for each fact of rent, we transfer to the owner's bank account or discuss various options suitable for both parties.
