Ten warning signs when choosing an apartment in Turkey
An apartment can look attractive and still be wrong for your plans. Pause the purchase when an important question has no clear answer. It is easier to investigate before paying than to resolve a dispute afterwards.
The ten checks
- An unverified residence plan. If permission to live in Turkey is essential, check the exact address and application ground. “Suitable for residence” in a listing is not a decision by the migration authority.
- Unclear title or use. Confirm the owner, unit identity, registered restrictions and permitted residential use.
- Completion does not fit your timing. Ask for written delivery obligations and evidence of the project's status, not only a proposed moving date.
- Rental demand is assumed. Establish who would rent the apartment, when and under which lawful rental model.
- Returns exclude the costs. Include management, maintenance, vacancy, furnishing, repairs and applicable taxes before comparing an income claim.
- No realistic resale plan. Consider competing properties, the probable buyer, marketing time and sale expenses.
- The interior does not work. Inspect noise, light, ventilation, room dimensions and access. Attractive furniture cannot repair an unsuitable layout.
- The neighbourhood differs from the presentation. Walk the real routes and look at nearby construction, occupancy and services.
- Your own purpose is unclear. A rental-oriented studio, a family home and a holiday apartment can require different compromises.
- Pressure replaces evidence. A “last apartment” or a promised price rise should not stop you from reviewing documents and the full contract.
When a concern is fixable
Some issues have straightforward answers: an appliance can be replaced, a document can be obtained or a service charge can be clarified. Ask for the evidence or agreed work in writing and assess the remaining risk. Do not assume that money will be easy to recover after registration.
Compare on the same basis
Keep a short record for each candidate: total cost, essential requirements, documents checked and unresolved questions. This helps you compare a reasonably priced apartment with a more expensive alternative without losing sight of the reason for buying.
