Residence in Alanya in 2026: buying, renting and local application practice

Planning to buy or rent in Alanya and apply for a Turkish residence permit? Since May 2026, the Maxhome Invest team has reported applications involving renters, owners of lower-priced homes and addresses previously treated as restricted. Buying a home and obtaining permission to stay remain separate decisions.

What this article is based on. The local practice described below comes from the team's client work and explanations received at a meeting with Alanya migration officials. We have not found a published official document announcing that every district reopened on 1 May. Published requirements are identified separately. The migration authority decides each application.

Are all Alanya districts open for residence applications?

In the practice reported by our team since May 2026, applications have been considered at addresses in previously restricted areas. The local explanation given to us linked this to a reduction in the proportion of foreign residents.

The official notice of 30 June 2022 did concern restrictions in individual neighbourhoods, or mahalle, associated with foreign-population concentration. It does not establish that every address automatically reopened in 2026 for every residence ground.

Do not reject a suitable home solely because of an old district list. Equally, do not pay a deposit on the strength of “all areas are now open”. Check the exact address, your application ground and the current submission arrangements first.

Can an owner of a home below USD 200,000 apply?

Our team reports tourist-ground applications involving owners of homes below the value required for the property-ownership ground. These are different grounds: holding a title deed does not turn a tourist application into a property-based application.

For example, someone considering an apartment around €60,000 can discuss whether a tourist-ground application genuinely fits their circumstances. This is an example housing budget, not a residence threshold or a promise of approval.

The current e-İkamet checklist specifies at least USD 200,000 equivalent in Turkish lira at acquisition for the property-ownership ground. Check how the requirements apply to the acquisition date and the individual case. A lower purchase price does not, by itself, rule out every other lawful reason for staying.

What about tourist residence through renting?

Since May 2026, our team reports initial six-month tourist permits in suitable rental cases with properly prepared documents. The rental contract establishes accommodation; it does not guarantee the outcome or the permit duration.

Before paying for a long tenancy, agree the documentation with the owner and check their authority to let and the address recorded in the papers. The tenancy term, requested permit term and period actually granted may differ. Tourism is a separate ground in the official short-term permit guidance.

Income evidence and a Turkish bank account

In local preparation, our team pays particular attention to evidence of funds through a Turkish bank. The published e-İkamet wording is broader: it asks for sufficient, regular income, not simply an arbitrary account balance.

  • For an individual application: at least 1.5 times the net minimum wage in force on the application date.
  • For a joint family application: at least one minimum wage per family member. The official example uses four minimum wages for a family of four, including the applicant.
  • Regularity means documenting sufficient income over at least the preceding three months.

Use the current minimum wage when calculating the lira amount and check the accepted evidence for your case. A transfer made immediately before applying should not be treated as a universal replacement for regular-income documents.

Can a family apply and renew?

The reported practice includes applications by an owner's family. Each person's circumstances and documents still require assessment. Clarify the children's ages, relationship documents and required treatment of documents issued abroad.

Our team has described an initial six-month tourist permit followed by a one-year extension in its practice. This is not a guaranteed timetable or a promise of unlimited renewals. Each subsequent application is assessed under the requirements then applicable.

Tourist residence and citizenship

The civil registration authority's guidance does not treat tourism-purpose residence as demonstrating an intention to settle for ordinary naturalisation. Repeated tourist renewals should not be sold as a guaranteed path to citizenship.

This does not mean a lifelong ban on citizenship through another qualifying route. Property-based residence also does not confer citizenship automatically.

Choose the home and the residence plan together

  1. Define who will live in Turkey, for how long and on which appropriate ground.
  2. Check the precise address before a deposit.
  3. Compare the title, residential use and address with the apartment being shown.
  4. Assess daily life: access, shops, transport and the building's condition.
  5. Budget for acquisition or rent, ongoing costs and document preparation.
