Mortgages in Turkey: what to check before buying property

If you need bank financing to buy an apartment in Turkey, start by checking your eligibility with the bank you intend to use. Mortgage availability, the amount, term and conditions depend on the bank's assessment of the borrower and the property. A listing in our catalogue does not mean that mortgage approval is available for that purchase.

Questions to ask before choosing a property

• Does the bank consider applications with your nationality, residence status and source of income?
• How much of your own money will you need, including additional purchase costs?
• Does the property meet the bank's requirements, and how will its appraised value be determined?
• What are the loan currency, total cost, payment schedule, insurance requirements and early repayment terms?

Do not rely on old interest rates quoted in property articles. Request a current offer and a breakdown of costs for your circumstances before making financial commitments.

Documents to discuss with the bank

Garanti BBVA's official mortgage FAQ lists a title deed, known as TAPU, and evidence of income among the documents requested during assessment. The bank may require additional documents. Foreign buyers should obtain their specific checklist, including translation and certification requirements, directly from the bank.
