In 2007, the Law "On Mortgage" was adopted in the Republic of Turkey, which gives foreign citizens the right to buy real estate on credit in Turkey. The Turkish government is interested in the influx of foreign investment, and therefore has developed in special parts of the Law "On Mortgage" a very simple, and most importantly, affordable system for obtaining mortgage loans for foreigners. Documents required to obtain a mortgage loan from Turkish private banks GARANTI BANK or Deniz BANK (a subsidiary of SBERBANK), or state-owned IŞ BANK or ZIRAAT BANK.

Documents to be obtained and certified in the borrower's home country (in Russia):

  • A notarized copy of the applicant's passport for a loan + a copy of the Russian passport and a translation into Turkish (the passport must be valid and at least 4 months must remain until the end of its validity period);
  • A certificate of salary for the last 6 months of work issued by the director-employer with a notarized signature of the director-employer or an extract from the current bank account for sole proprietors, for pensioners, a certificate of pension amounts certified by the relevant authority;
  • Personal income data confirmed by statements from your bank account, which are recognized as valid for three months;
  • Receipt for payment of utility bills for the last 3 months. at the place of residence of the borrower (in order to prove the solvency of the borrower);

Documents issued in Turkey:

  • The application signed by the borrower for the provision of a mortgage loan;
  • The borrower's tax number obtained in Turkey (provided upon receipt of the loan);
  • A copy of the TAPU and the technical passport of the purchased object (Provided by the developer or owner);

All the above documents must be certified with an Apostille stamp or by the Turkish consulate in the issuing country; then they are forwarded to Turkey, translated by a sworn translator and the translations are certified by a Turkish notary).

ATTENTION: a mortgage loan is issued by the bank only for real estate that has already been built and commissioned!!!

Terms of a loan for the purchase of real estate in Turkey.

An age limit has been introduced for the issuance of a mortgage loan, it is issued only to people aged 24 to 65 years. The interest rate of a mortgage loan in Turkish banks averages from 0.61% to 0.72% per month. The rate depends on the bank of the loan provided, the credit currency and the terms of the loan. In accordance with the terms of the mortgage agreement, an average of 7.8% should be paid per year for loans taken out in euros and 8.4% for loans taken out in dollars. The loan is issued for a period of 6 months to 20 years. The loan amount can be up to 60% of the total value of the property. Attention: Interest rates are approximate and may vary depending on the bank.

The procedure for obtaining a loan.

After all the documents are ready, they are transferred to the bank for examination. After that, the bank invites an expert appraiser of real estate, analyzes the documents and issues a preliminary approval of the loan, which fixes the loan amount, its term, interest rate and other conditions. At the time of preliminary approval of the loan, the borrower pays the bank one-time costs for its registration in the amount of approximately 1.5% of the loan amount. Thus, all agreed loan terms are fixed for the borrower for up to 4 months. The amount of these expenses can be included in the total cost of the loan and not paid separately and immediately. After that, the procedure of registration of the certificate of ownership (TAPU) for the buyer of the property begins. After the buyer receives the TAPA, the loan amount is paid to the real estate seller's account by bank wire transfer.
