How to choose an apartment in Turkey for your own needs
The right apartment is the one that fits your household and plans. A friend's successful purchase, an attractive sea view or a claimed rental return can be useful information, but none replaces your own selection criteria.
Define the main job of the property

Separate essentials from preferences
Write down the conditions you cannot compromise on: for example, two separate bedrooms, step-free access or a practical route to daily services. Then list preferences such as a higher floor, a large pool or new furniture. This makes it easier to compare a well-located older apartment with a newer complex offering more facilities.
Visit at a useful time of day. Check sunlight, street noise, ventilation and the walk to the places you will actually use. A photograph cannot show how that routine will feel in winter or at the height of summer.
Compare the complete budget
Include acquisition charges, furnishings or repairs and a reserve for running costs. Ask for the current maintenance fee, what it includes and whether major building work is planned. An inexpensive purchase can become costly if essential work was omitted from the calculation.
Keep legal checks outside the wish list
The owner's authority, title, permitted use and relevant building documents are necessary checks for every candidate. A discount does not resolve missing evidence. For rental use, verify the legal operating model before projecting income.
