What can you buy in Alanya for under €100,000 — and which home suits you?
“Can I afford an apartment in Alanya?” is often the first question, long before you have a favourite neighbourhood. You want to know whether your budget can buy a home you will enjoy spending time in, and how much you should keep aside for everything that comes with the purchase.
A budget below €100,000 can buy a completed one-bedroom apartment in Alanya, with a shared pool and, in some cases, furniture and appliances included. The five homes below are advertised at €68,000–€77,000. They show what changes at a similar price: a shorter walk to the sea, a newer building or an apartment that is already furnished.
All five have a 1+1 layout: one separate bedroom and a living room with an open-plan kitchen. You will find photographs, direct property links and a practical explanation of who might enjoy each home. Prices and features were checked against Maxhome Invest’s published listings on 19 October 2026.
Under €70,000: a home for your own visits to Turkey
Avsallar: 55 m² for €68,000
If you would like to buy a home and finish furnishing it to your taste, start with this one-bedroom apartment in Avsallar. It is on the third floor of a building completed in 2023. The apartment is partly furnished, with appliances and air conditioning already in place. The complex has an outdoor pool, sauna and gym.
The main trade-off is the distance to the sea: 1.5 km. That may suit someone who likes alternating beach days with time by the pool. If you picture several short trips to the waterfront every day, compare it with the homes closer to the coast.
With an overall budget of €80,000, paying €68,000 for the apartment leaves €12,000 for purchase costs, the remaining furniture and a reserve. Whether that covers your plans depends on the itemised costs of the transaction. The useful starting point is that the apartment itself does not absorb the entire budget.
€70,000–€80,000: four different ways to spend the same budget
Tosmur: 60 m², 500 metres from the sea, for €71,000
This apartment in Tosmur has a different feel. It is on the garden level of a building completed in 2008, in a complex with a pool, planted grounds and a gazebo. The sea is 500 metres away. Appliances and air conditioning are included.
It is worth viewing if you prefer living close to the grounds rather than high above them. Pay particular attention to daylight, privacy at the windows and the condition of the walls. “Garden level”, or bahçe kat, describes the apartment’s position; it does not by itself mean that a private garden is included in the sale.
Here, the appeal is the combination of space and proximity to the coast. If a higher floor and an open view matter more to you, there is another option in the same price range.
Demirtaş: a furnished apartment with a sea view for €75,000
This furnished one-bedroom apartment in Demirtaş offers 55 m² on the fifth floor of a building completed in 2025. It has sea and mountain views, a balcony, appliances and air conditioning. The coast is 900 metres away.
Consider this option if you would rather arrive to an existing interior than start by shopping for furniture, and want facilities you can use close to home. The complex includes swimming pools, a sauna, hammam, gym and children’s areas.
Demirtaş is in the eastern part of Alanya. When viewing the apartment, take time to look at your likely daily routes: shopping, meeting friends and reaching the places you expect to visit regularly. A lovely view is easier to enjoy when the location also works for everyday life.
Oba: 250 metres from the sea for €77,000
If being close to the waterfront is the main reason you want a home in Turkey, take a look at this one-bedroom apartment in Oba. It has 60 m² on the fourth floor of a 2008 building with a lift. The complex has an outdoor pool and planted grounds.
Compared with Demirtaş, a slightly higher price buys a different set of advantages: less distance to the sea and a little more space, in an older building. During a viewing, look carefully at the entrance, lift and apartment itself. The construction year helps you compare homes, but their present condition tells you more about how they have been maintained.
Kargıcak: a furnished home for the same €77,000
The same price buys this furnished apartment in Kargıcak: 50 m² on the third floor of a building completed in 2023. It comes with appliances, air conditioning and a balcony overlooking the pool. The complex also has a sauna, gym and children’s spaces.
The sea is 1.2 km away. Comparing it with Oba makes the decision clearer: the budget is identical, but the homes suit different habits. Oba offers the shorter trip to the waterfront; Kargıcak offers a newer building and an existing interior. For a couple buying a holiday home, the second option may be more appealing if spending time around the complex is part of the plan.
If your budget is €100,000, do you need to spend all of it?
You do not. An apartment at €75,000–€77,000 may meet your main aim of owning a home in Alanya while leaving money for purchase costs, furnishing and ongoing expenses. Keeping a reserve is particularly useful when you are also paying for travel, moving belongings and the first months of a new life.
Be clear about the difference between your property budget and your total budget. Saying “I can spend €100,000” without explaining which you mean can produce a shortlist of apartments priced at €100,000, with all the other costs still to come.
Before choosing, ask for an itemised breakdown covering the property price, transaction costs, agreed professional services, furnishing and any necessary service connections. Look separately at ongoing charges, especially aidat, the fee for maintaining the complex. Our guide to property purchase costs in Turkey explains the categories to consider.
If you need a home for a family with two children or a separate room for working, do not choose a 1+1 simply because the price is attractive. Every apartment featured here has one separate bedroom. For two bedrooms, search for a 2+1 and compare the location, building and total cost again.
How to recognise the apartment that suits you
Picture an ordinary day, rather than just the first holiday. Do you want to walk to the sea every day? Would you prefer a furnished home? Will you use the pool regularly? Do you need a separate room for work?
For proximity to the coast, start with Oba and Tosmur. For an existing interior, start with Demirtaş and Kargıcak. Avsallar is worth considering if a lower purchase price and the freedom to finish furnishing the apartment matter most. These are starting points for viewings; the final choice depends on what you find inside the home and around the building.
Walk the route to the sea, listen to the street with the windows open, check daylight in the rooms and ask to see the property documents and recent maintenance charges. Agree in writing which furniture and appliances are included. Photographs help you choose an interior; an inventory helps make sure the agreed items remain when you take possession.
If you are still deciding on a location, read our guide to choosing an area of Alanya before planning your viewings.
What if the purchase is also part of a residence permit plan?
Start with the conditions for your intended stay. The apartments in this selection should not be treated as ready-made solutions for a property-based residence permit: their prices are well below the current threshold for a new acquisition under that category. Other grounds for residence must be considered separately.
Before paying a deposit, review your circumstances and the property’s exact address. Our guide explains which apartment may suit a residence permit application and how to check its address before buying.
Find a home that fits your budget
Tell Maxhome Invest your total purchase budget, how many bedrooms you need and what matters most: proximity to the sea, furniture, a newer building or a home for year-round living. Mention any residence permit plans at the beginning.
