Turkish citizenship through property: requirements and checks
The property route to Turkish citizenship requires a qualifying investment of at least USD 400,000 and a commitment not to sell for three years. Buying an apartment at that advertised price does not, by itself, secure citizenship. The property, payment trail and applicants must satisfy the relevant requirements.
What the investment threshold means
The official Investment Office guide describes the property route and the three-year restriction recorded at the Land Registry. An asking price in euros is not proof that a purchase qualifies in US dollars. Confirm the accepted value, currency conversion and required evidence for the proposed transaction before signing.
Allow a separate budget for transaction charges, professional services and application documents. Spending the entire available amount on the property can leave essential costs unfunded.
Checks before a deposit
- Confirm the applicants and family members to be included, and the documents each person needs.
- Identify the exact independent unit, owner, title status and registered encumbrances.
- Check the property's eligibility for this citizenship route, rather than relying on a label in an advertisement.
- Agree how payment and any required valuation or currency documents will be recorded.
- Put deadlines, responsibilities and the consequences of an eligibility problem in writing.
How the purchase and application fit together
First establish eligibility and select suitable properties. Then complete the legal and payment checks, carry out the qualifying transaction and obtain the required confirmation of investment. The citizenship application follows its own official assessment. A seller or agent cannot replace that assessment with a promise.
Ask who will prepare the file, handle translations and legalisation, track requests for additional documents and keep you informed. Do not plan travel, schooling or relocation around a guaranteed passport date.
Citizenship and a residence permit are different
A residence permit allows a qualifying stay; it is not citizenship. A lower-priced home may be suitable for living or another lawful residence ground, but it does not satisfy the USD 400,000 property investment route simply because the owner has a residence permit. See our residence and citizenship guide.
Choosing a property you will still want to own
Consider the three-year holding period alongside maintenance costs, location, management and future resale. A qualifying investment should also make sense as a property purchase. Tell us your total budget, family circumstances and intended use: we can narrow the Alanya property selection and arrange the checks needed before a commitment.
