Winter in Alanya, Turkey: choosing an apartment you will enjoy coming home to
A guide from Maxhome Invest · Alanya, Turkey
Spending winter by the Mediterranean is easy to imagine: a walk along the promenade, an unhurried lunch and more daylight than you left behind. But an apartment that is perfect for a summer holiday is not automatically comfortable for several winter months. In July you may spend most of the day outdoors. In January you will notice the warmth of the bedroom, the light in the living room and whether there is a pleasant place to work or read.
The best way to choose is to picture an ordinary Tuesday, not just a holiday photograph. Where will you buy groceries when it rains? Can you sleep well with the windows closed? Will you be happy to make breakfast in this kitchen every morning? Those small answers make a winter stay feel like home.
A sunny view is not the same as a warm room
Alanya has mild winter days, but evenings can be cool, wet and windy. A sunny balcony does little for a bedroom if the doors do not seal well or the only air conditioner with a heating mode is in the living room. Ask to see how each room is heated. On a viewing, switch on the heating, check the windows and balcony doors, and look for damp patches near frames and in corners.
Hot water is another everyday comfort. A couple and a family may use it very differently. Find out how the water is heated and whether an electric back-up is available if the apartment uses a solar system. A short video viewing can show you the equipment, but taking a shower after a long walk is when you will appreciate having asked.
Daylight, quiet and room for your routine
In winter, daylight matters inside the apartment as much as outside it. A south-facing room may be lovely, but neighbouring buildings and a deep balcony can change how much sun reaches the sofa. See the rooms in daylight if possible. If you work from home, look for a proper place for a laptop, a nearby socket and reliable internet where you will actually sit.
Notice the sounds too. A busy road, building equipment or a lively ground-floor business can feel different after dark. A short video with natural sound can tell you more than a polished tour with music. Look at the bed, curtains and storage as carefully as you would for a long stay at home.
In winter, the neighbourhood is part of the apartment
The distance to the beach is useful, but it is only one walk. In central Alanya, Oba, Tosmur and Mahmutlar, daily errands may be easy on foot; a particular address can still be uphill or separated from shops by a busy road. In Avsallar or Kargıcak, consider how often you will travel to other parts of town.
Try the route from the building to a supermarket, pharmacy, bus stop and the places you would like to visit in the evening. Check the pavement and crossings rather than relying only on the map's distance. A convenient street can make a modest apartment a better winter home than a grander flat that leaves you dependent on a car.
A pool, sauna or gym can brighten the cooler months. If swimming matters to you, choose a complex where the indoor pool is scheduled to operate during your stay. The photograph of a pool cannot tell you its winter opening hours.
What a winter apartment in Mahmutlar can cost
This furnished one-bedroom apartment in Mahmutlar illustrates how the numbers fit together. The listing shows 50 m² on the second floor of a 2023 building, around 600 metres from the sea. Its published winter rate is €1,000 a month. Electricity, water, internet, cleaning and the agency fee are included in that short-stay rate.
Three full winter months at that rate come to €3,000 in rent, plus a €400 refundable deposit. The listing also shows a €200 booking payment; the booking terms should show how it is counted toward the final amount. You can see the apartment photographs and rental terms before choosing dates.
The same apartment has a different offer for stays of at least six months: €800 a month, with electricity, water and internet paid separately. An agency fee and a refundable deposit of one month's rent each also apply. The lower monthly figure belongs to a longer arrangement with different costs; it is not the price of a three-month winter break.
For a home where utilities are billed separately, heating habits can make a real difference. Water in Alanya is supplied through ASAT, whose published tariffs vary by customer category and consumption. Electricity tariffs are explained by CK Akdeniz. Past winter bills for the particular apartment are usually more useful to your personal budget than a generic average. Ask whether the building's maintenance charge, known as aidat, is included in the rent.
A few months, the whole winter, or longer?
Your dates affect more than the rent. In Turkey, rentals of a dwelling for 100 days or less fall under the tourist-rental permit rules in Law No. 7464. Antalya's provincial tourism office explains the application process. The permit is tied to the particular property, so it belongs on the list of things to check before booking a short stay.
Your own permitted length of stay in Turkey is a separate matter: a rental contract does not extend it. If you are planning a move rather than a winter visit, the longer-term choices are discussed in our guide to renting an apartment in Turkey for a year.
Make the winter yours
One person will value a sea view and long walks; another will care more about a quiet bedroom, a practical kitchen and a desk by the window. A family may gladly trade a large pool for an extra bedroom. The right winter apartment reflects the days you plan to spend in it, not the longest list of amenities.
