Buy or rent an apartment in Alanya when relocating?

Buy or rent an apartment in Alanya when relocating?

Moving to Alanya does not usually begin with a final decision to buy. A neighbourhood may feel familiar after a holiday, but everyday life asks different questions. What is the street like in winter? How easy is the school run or the walk to the shops? How much will it cost to keep the apartment comfortable when you are there every day? The choice between renting and owning is therefore about more than comparing two advertised prices. It is about how well you know the place where you hope to live.

When renting first makes sense

Renting gives you time to learn the city without committing to the first neighbourhood you liked. In Mahmutlar, many daily errands can be done on foot. Someone else may prefer the quieter evenings of Kestel or the convenience of central Alanya. A viewing rarely tells you what an ordinary Tuesday will feel like in any of these places.

If this is your first move to Turkey, you are choosing a school, you work from home, or you do not yet know how many months you will spend here each year, a suitable rental can be a useful first home. You will discover how much street noise you can live with, whether a large residential complex suits you, and how far you are happy to walk to the sea. Browse long-term apartments for rent in Alanya with those everyday needs in mind.

Renting still involves more than the monthly figure. A particular agreement may include a deposit, an agency fee, utility bills and a minimum term. For example, the current listing for a furnished one-bedroom apartment in Mahmutlar shows €800 per month for a stay of at least six months. The deposit and agency fee are each equal to one month's rent; electricity, water and internet are separate. These amounts do different jobs. The deposit is refundable under the terms of the agreement, the fee is a cost, and utility bills depend on how you use the home. Our guide to a year-long rental explains how to build a more complete budget.

When buying offers something renting cannot

Ownership can be especially valuable when you have chosen your neighbourhood, expect to spend several years in Alanya and want to make a home your own. You will not need to agree every change with a landlord or look for a new address when a lease ends. You can choose a layout that fits your family and return to a familiar place whenever you visit.

That freedom comes with responsibilities. After the purchase, there will be building charges, utilities, local payments and repairs. An empty apartment needs furnishing; a home that stands unused for part of the year still needs attention. Work out what money will remain after you receive the keys, not just whether you can pay the purchase price. The costs vary from one building to another, as our guide to the ongoing cost of an apartment explains.

The apartments for sale are a good place to start with a neighbourhood and budget. Before deciding, visit several addresses. Notice the journey home, the entrance, the light in the rooms, what furniture is included and what the documents say. The advertised price is only one part of life in that apartment.

Why dividing the purchase price by monthly rent misleads

A quick calculation is tempting: if an apartment costs €72,000 and rent is €800 a month, buying must “pay for itself” in seven and a half years. Open the two listings and the weakness becomes clear. The furnished one-bedroom apartment for sale in Mahmutlar at €72,000 is 70 m² and 200 metres from the sea. The rental mentioned above is 50 m² and about 600 metres from the sea. They are different homes with different terms and expenses. An owner also commits capital and pays purchase and running costs; a tenant keeps the freedom to move. Dividing one price by the other cannot tell you which choice suits your life.

A fairer comparison starts with two homes you would actually be willing to live in. For the rental, add the rent, utilities and non-refundable costs over the period you have chosen. For the purchase, include the price, transaction costs, necessary work, furniture, building charges and a reserve for surprises. Then ask what you would do with the apartment if your plans changed next year. There is no universal number of years after which buying always beats renting.

If your move depends on a residence permit

Do not choose a property because someone suggests that buying or renting it will automatically settle your right to live in Turkey. Your basis for a residence permit, the value of the property and its exact address need separate attention. Before paying a deposit, check the rules that apply to your circumstances and the chosen address. Our guide to choosing an apartment for a residence permit in Alanya is a starting point; the current requirements should be checked with Turkey's migration authority.

Making a decision at your own pace

If you have not settled on a neighbourhood and do not know how long you will stay, renting can teach you more than a rushed purchase. If you know Alanya well, have found a home that works for your family and will still have a financial cushion after the transaction, buying may be the natural next step. There is no compulsory sequence. Some people rent first; others arrive ready to inspect a particular home.

Tell Maxhome Invest how long you plan to stay, where you would like to live and what budget you can devote to housing after all other expenses. We can compare long-term rentals and apartments for sale, so the decision is about a few real addresses where you can imagine your life, rather than an abstract argument about rent and ownership.
