How can foreigners buy an apartment in Turkey?

How can foreigners buy an apartment in Turkey?

A guide from Maxhome Invest · Alanya, Turkey

Can a foreign buyer purchase an apartment in Turkey? In many cases, yes. The important questions are whether your nationality is eligible, whether the particular property can be sold to you, and how the payment and title transfer will be documented. A sea view is worth enjoying; these checks are worth making before you pay a deposit.

Start with the life you want in the apartment

A holiday home, a family base and an apartment you plan to rent out do not lead to the same shortlist. In Alanya, a beautiful summer visit may tell you little about the street in winter, the journey to school or the running costs of the building. Begin with the neighbourhoods you would actually use, then compare apartments for sale in Alanya by their full cost and condition, not only the asking price.

If your purchase is connected to a residence permit or a citizenship application, say so before choosing a property. Those procedures have their own conditions; ownership alone is not an approval.

Can you buy this particular property?

Turkey allows eligible foreign nationals to acquire property, but eligibility can depend on nationality and location. Some areas are restricted, and the land registry applies limits to foreign ownership. Ask about your specific apartment and its exact address before treating an advertisement as a promise that a sale can be registered in your name. The official Invest in Türkiye guide explains the general rules and the documents used at the land registry.

Check the seller's right to sell, any mortgage or other restriction, the registered details of the apartment and the authority of anyone signing on the seller's behalf. If you are buying in a new building, also ask which construction and occupancy documents exist for that building. These checks belong to the individual property, not to a reassuring description of the district.

Agree on the payment before you agree on a deposit

The contract should identify the buyer, the seller, the property, the amount, the recipient of each payment and what happens if the transaction cannot proceed. Ask both banks how they will handle the amount, currency, transfer route and proof of the source of funds. A bank may ask for more information about a large international payment; time for those checks belongs in the purchase timetable.

For a foreign individual buying property, Turkey's land registry requires a foreign exchange purchase certificate, known as a Döviz Alım Belgesi, before the title deed transaction. The bank sends the certificate to the relevant land registry office. The Turkish land registry's explanation is the right starting point when you plan the currency exchange and the final payment. Merely having the purchase money in a Turkish account does not settle this document requirement.

What happens between choosing a home and receiving the keys?

Once you have chosen an apartment, agree on the full budget and check the property and seller. Put the deposit terms in writing, prepare the identity and representation documents, and arrange the payment and certificate with the bank. The transfer of ownership is completed through registration at the land registry; the TAPU is the title deed you receive after that process. A preliminary agreement by itself does not make you the owner.

After registration, check that the apartment and anything included in the sale are handed over as agreed. Utilities, building charges and any work needed before moving in should already have a place in your budget.

Does buying an apartment give you a residence permit or citizenship?

A residence permit is not a general prerequisite for buying property. It is also a separate application after purchase, with its own eligibility and address checks. Turkish citizenship by investment has a different procedure and requirements; it is never granted automatically when you receive a TAPU. Read the current rules for your objective before paying a deposit. The official investment guide sets out the distinction, while our guide to property and residence permits helps you prepare questions about a specific address.

Updated 5 November 2026. Information on nationality, location, banking and residence is checked for the individual buyer and property before a transaction.
