Changes in Turkish legislation on short-term leases

Each of you, probably, heard about amending Turkish legislation on short-term leases. What innovations, what tenants and landlords are required to do, what responsibility for breaking the law and other questions we will answer below. It is this article that we want to inform you about making major changes in the legislation of Turkey regarding the delivery and rental of real estate in Turkey for a period of 1 day to 6 months.

Just hurry to inform you that our agency has received all the necessary permits for the legal and reliable delivery of apartments for rent. Unfortunately, the new law tightened a lot for owners and made it more difficult for agencies. Now, according to the new law, only special licensed agencies that have a special permit and a special system for registering guests can rent. Those. Now, when renting an apartment or a villa in Turkey, it is necessary just as in hotels to register with the police all those entering on the day of arrival and on the day of departure, regardless of age. In the event of a violation: if the owner leases his property, or rents an agency that does not have a license, if a special code is not received in the police system, if guests were not registered at the time (on the day of entry into the apartment), or were given correct passport information during registration, very large fines are applied. The last few months are raids checks, inspecting go to a specific apartment and ask for documents.

When controlling the apartment and identifying a violation, the property owner is charged a fine of 10,000 lire (about 2,500 euros), and the tenant a fine of 5,000 lire (about 1,200 euros) and possible deportation. Under the new law, each tenant is required to register with the police. This can be done either by the owner personally (provided that he has all the necessary permits) or by a real estate agency, which also has all the permissions. We, in turn, have already received all the necessary documents and permits so that you can legally register everywhere and you do not need to go anywhere and register yourself. 

We received a license, received a special access code in the police system and installed the appropriate program. However, due to all these changes in legislation, in our portfolio, the number of apartments we offer has significantly decreased, since not all of all apartments, due to the lack of owners in Turkey, were able to process the necessary documents. This is also in the process, and we hope in the near future and this issue will be resolved safely. And also, in connection with all the innovations, and the cost of apartments will be slightly increased compared with previous years, as the tax on income from rent is increased, and the associated costs for registration of guests have increased.
