What is Aydat and who manages residential complexes in Turkey
If you ever thought about buying property in Turkey. Or have become the happy owner of an apartment by the sea, then you probably know the word “Aydat” - a monthly fee for servicing the complex. But where does one or another amount come from, who counts, how much should each family contribute to the house treasury, and who keeps track of
expenses? Let's figure it out.
What does Aydat Aydat consist of is the maintenance
fee for the complex. To be more precise, for the use of all the amenities that are on the territory: swimming pool, gym, sauna, Turkish hamam and so on.
Also, aydat usually includes:
- Concierge services (kapydzhi) or, more simply, the complex caretaker
- Security complex. Including CCTV cameras
- Gardener's work and housekeeping (usually in large complexes consisting of several blocks and with a large territory)
- Cleaning of entrances and grounds
- Garbage removal
- Lighting area
- Lift service
- Care of playgrounds
In fact, the rule here is that the more extensive the infrastructure of the complex, the larger its territory, the higher the amount of aydat.
From the sum of the aydat, the salary is also paid to the personnel engaged in servicing the residential facility.
How is the aydat calculated?
All the above items of expenses are added up, as a result of which an amount is obtained, which is then divided by the number of apartments in the complex. The final figure and will be found.
Important! Aydat is obliged to pay all apartment owners in the complex, even if they spend only a couple of months a year in their own apartments by the sea.
What will happen if you do not pay the fee?
First of all, if the residents stop making on-time payments on time, then the staff will have nothing to pay their salaries. So the guard, kapydzhi, maids may refuse to do their job. And without proper maintenance, the complex will come in a deplorable state.
Secondly, there will be nothing to pay for light and water. Accordingly, it will be possible to forget about clean water in the pools, lighting in the complex, and so on.
If the owner does not pay a fee for several months, the management company (which, by the way, monitors the expenditure of funds, but more on that later) has the right to hire a lawyer and sue the defaulter.
Who deals with the maintenance of the complex and monitors the flow of funds
In fact, the management of the residential complex is in the hands of apartment owners. The first two years after the property is put into operation, the construction company is in charge, but after this period, all responsibilities are transferred to the owners.
Those, in turn, have the right to decide whether someone from the tenants will do business, or they will hand it over to the management company.
Owners of apartments in the complex should create a so-called "tenants' committee", and each of the owners has the right to vote.
In case all the cases are transferred to the management company, which deals with all necessary:
- Hires personnel to service the complex
- Pays bills
- Helps to solve problems related to real estate.
- Monitors the state of swimming pools, gardens and other amenities of the infrastructure.
At the end of each year, the management company at the meeting must report to the residents on the work done and the expenditure of funds. If property owners consider the quality of work unsatisfactory, they are entitled to refuse the services of a management company and select a new manager.
By the way, tenants are not obliged to hire a management company at all. They can choose the owner of one of the apartments for the position of manager.
The condition of the complex, the work of the amenities of the infrastructure entirely depend on the level at which the property is managed, and whether the tenants pay their fees properly.
Therefore, choosing an apartment in Turkey, be sure to pay attention to the cleanliness of the pools, the state of the hammam and sauna, gym and children's playground.
